PDF guide for property valuers and real estate appraisers
2 min read·4 March 2027
Property valuers compile valuation reports, process cadastral extracts, building drawings, and comparable transactions. With PDFrust all these documents can be professionally assembled and secured.
Compile the valuation report
A complete valuation report contains the property description, market analysis, comparable transactions, photos, cadastral data, and value conclusion. Merge all components in the required regulatory order using the Merge tool. Add a table of contents with bookmarks per chapter.
Attach comparable transactions
Every valuation is supported by recent comparable sales. Attach the cadastral or MLS data printouts as an appendix to the valuation report. Annotate the most relevant comparable transactions with a highlight for quick readability.

Optimise building drawings for the report
Large architectural drawings (A1 or A0) are attached as PDF to the valuation report. Use the Compress tool to reduce file size without visible quality loss. Add the drawings as an appendix at the end of the report.
Protect and sign the report
The final valuation report must not be modified after delivery. Flatten the document so all annotations are permanent. Protect the report with a password (read-only, no printing). Sign the report digitally with the valuator's signature using the Sign tool.
Mark draft reports with a watermark
Draft versions of valuation reports circulate for review. Add a watermark "DRAFT — not legally valid" so it is clear this is a preliminary version. After final approval remove the watermark and save the definitive version.
